Im getting ready to have my first interaction with a potential seller. Are there any tips someone has for what questions to ask them, how to ask, and how to smoothly transition the discussion to a sell. Thank you for the help in advance

So I'm on the hunt for my first deal. I have run across a few properties that seem like a steal. Most of them are abandoned and trashed out. My question is what are some characteristics that buyers, flippers in this case are looking for? Can a house be too run down to even try and flip? Thank you in advance for your help
