Hey Mike quick question...do you find that your rents or turnover are affected by having all electric (up here in NE) heat or do you supplement with a self ventilated space heater or some such?

Started reading up on BP last year and listening to the podcasts. Bought lot of books and read/lurked in the forums for a bit.
I had worked out what I wanted from a cash flow standpoint for core holdings (small multi-fam) and spent a great deal of time working with the spreadsheets and tools on this site, the stuff on @Jscott's site, and from Frank's group over at realdata.com. FWIW out of all the RE books I read Frank's resonated with me the most YMMV of course. I created my own tool based on mashing together what I liked most of the ones mentioned above.
I was really hesitant to make a big mistake initially and since I prefer to use a property manager to handle these I need to really pay attention to the initial financial analysis.
I gobbled up 5 buildings since we started mid-late last year, a mix of 3 and 4 fam's and so far the financial part has been mostly spot on save for the extra snow costs due to the ridiculous storms up here this year.
I am almost certain that without this site/community, and the other resources I mentioned I probably would have goofed something up. So a big thank you to all here and to all the experienced folks who lend their time and voices across the industry.
Next up is to start investing outside my little area up here b/c the taxes are a weeeeeee bit much :)

We closed on about 5 since November and 3 of the HUD's has issues with one guy pocketing 8k worth of rent from a tenant (prepay deal) w/out telling us. Go over the HUD would be my advice, now back to chasing HUD error checks for me :)
