Hey all,

Are there any resources you guys recommend for analyzing cosmetic changes when looking to buy a rental? I want to avoid getting in over my head on a project I THOUGHT was great only to find ut it's anything BUT.

So, to put it another way, how can I learn to look at a property that needs cosmetic changes and tell if it will cost too much to bring it up to market standard?

Hey all,

I was hoping to start my REI journey house hacking a duplex or a triplex and was wondering if anyone who has done this has used a property manager and what their experience was.

Why did/didn’t you go with a property manager and would you have done anything differently?

So I'm still researching and reading about REI (currently reading The ABCs of Real Estate Investing) and I realized I don't understand how hiring a lawyer or account works.

What exactly would I be asking them for and how would I be charged for their services? Can anyone give me an estimate for how much each costs per year?

Some more information may help, my profession in aviation means my backyard is subject to change since I have a limited number of possible employers and where they are based. I’m interested in buying rental properties and would hire a property manager for out of state investments.
