Thank you for the response and advice @Dave Van Horn. That information is very useful to me as I wasn't aware they factored past living situations so much into my qualification for the FHA. In the hypothetical situation that in 9 months I have enough cash to put 20-30% down on a loan, would you recommend still using the FHA and only putting a small down payment down, using the FHA rate with 20% down, or just going the conventional mortgage route and putting the 20%? I know many factors would play into that question but from a general standpoint are there advantages to putting lower amounts down when given the option?

Hi All,

For my first property I would like to take advantage of a FHA mortgage to use the low down payment option and a buy multi family to house hack. My issue is that I am locked into 9 more months of a rental lease, so moving into a new place is not feasible for that amount of time. Would anyone have any opinions on me buying something like a sfh to rent out in the meantime, if so, are there are any alternative options to the FHA for the low down payment? Or would it be more financially wise to wait the 9 or so months to move into a house hack situation?

Hi All,

My name is Eric Casey and I am about as new to real estate as they come. Fresh out of college and working my first 9-5. I have really no experience in real estate, but I have envisioned myself getting into smaller buy and holds (single families or small dwellings).  I recently moved to CT and would love to learn more about the market in my neighboring towns (Berlin, New Britain, Middletown area) /hearing opinions and methods on analyzing markets. Although I am not looking to immediately buy, I would like to begin my research and develop a plan to best prepare myself for that day. I hope the more I read and learn about real estate investing, the more I will be able to contribute to the discussions and interactions that take place on BP, as well as in the local community. Thanks in advance for all the help and guidance.
