@Joe Mathew I am an agent in the Toledo market and I would be willing to have an in depth conversation with you about what we are seeing in the Toledo market. There are plenty of C/C+ areas of the city that have potential for great cash flow. There are B areas that offer homes with great value.  The past two years we have seen around 12% appreciation each year.  Prices are definitely leveling off but our inventory is still extremely low so that is keeping prices for quality homes steady to still increasing.  

@Nathan Gesner  I think every person can relate to the concepts in a book differently because I found "The Subtle Art Of Not Giving A F*ck" by Mark Manson very beneficial. He didn't sugar coat things and told it straight up. He touched on a lot of current issues individuals are facing with giving a crap about what doesn't matter. I enjoyed some of the humor along the way.  To each their own I guess.

I am looking to connect with individuals or groups that have taken an 8+ multifamily apartment building and turned the units into MTRs. We are in the process of turning one of our units in our 12 unit apartment building into a MTR. I am looking to hear other peoples stories and strategies. Are you guys turning all the units into MTRs or just a few? Who has sublet to others to let them do the MTR strategy? If you are subletting, do you charge a premium on the the rent? What else would you like to share? 

There is another owner of a 8 unit building that is looking to do the same and we might be helping him get started as well. Trying to learn more before we jump in. Thanks in advance.

I would say to put the washer and dryer in.  You should be able to get at least $25 more a month if you have a washer and dryer.  That will add up over time.  You could save yourself some money and buy a nice older pair of washers and dryers that might last more than a couple more years.

I read this book and it was super easy to read. You would think a tax book would be boring, but it was in everyday terms and talked quite a bit about the advantages and disadvantages of creating an LLC. https://store.biggerpockets.co...

The Toledo real estate market is still going strong.  Our inventory has hardly went up from historic lows, median home prices are holding steady, and days on market has only slightly increased (which is normal heading into the winter). Are you still interested in learning more about the opportunities in Toledo?

I just met with Aaron Wiens of Wiens and Roth realty and they have created a very respectable property management company.  I was impressed with their processes, cost structure, and overall purpose.
