Good evening Everyone!!

My name is Erica and I'm a wholesaler in the Clarksville TN and surrounding areas such as Nashville TN etc. I am looking to build my buyers list because I am finding way more houses than I have buyers right now. I'm a full-time wholesaler who believes in target marketing. So the best way I can describe it is like you give me your shopping list and I go out and find exactly what you're looking for. :)

1) Must have Cash or Cash Equivalent with a Proof of Funds (makes things much easier)

2) Need Earnest Money Deposit (I want to go out and get as many houses that you like and need to be able to get them under contract quickly so that you can make the most money without the headache of searching for your next flip or rental)

3) I will perform inspections for you with very thorough pictures and a detailed scope of work and repair sheet will be emailed to you pronto because I know how important profit is for you and the numbers need to be as accurate as possible -plus honestly no one wants to lose money ;)

4) Need to be able to perform a fast closing respectively 10-15 days max because I will be out searching for highly motivated sellers

5) If you can shoot me an email with past rehabbed properties you have done in the past and the addresses it will give me a feel for what exactly you are looking for and also give me an area to start attacking first because you're already familiar with that areas ARV.

I am not a rehabber or wanting to be a landlord right now so you do not have to worry about me cherry picking over the deals and giving you the leftovers.

I introduce myself with hi my name is Erica with thompson properties I was returning your phone call (if they called me). Is this a good time?then ask Why are they selling? Name and Address of the property they are selling? # of bedrooms and bathrooms, What is their asking price or how much do they think the house is worth? Never make an offer over the Phone. 🤦🏾♀️ I’ve messed up and done this.  Your biggest thing is getting the appointment to see the home. When you go have a folder with lowest comps surrounding the home, your highest cash offer price as a note to yourself, repair checklist for calculation, business cards and confidence :)

Hello Everyone,

I have some motivated sellers and I'm trying to structure the Option to Purchase contract but after doing the numbers using the Wholesaler calculator available on here. I'm a bit confused as to how to offer it or if I'm not doing the process correctly.

I've spoken with both buyers a few times.

1st house is worth 103,059 and was bought in 2007 for 94,500. They are asking the pay off amount of (the wife just wants to get rid of it) 83,500. The husband is asking 120,000 (way over value for the area). I know most flippers look for 65%-70%Arv - Repairs - my fee. But do I walk away because it is priced over 66950? or figure something out creatively

2nd house Arv 160,000 built-in 2004 no updates purchased for 114,000. they're wanting full price 162,000. rent 1000, I'm thinking to offer 85,290.25 because that leaves room for a nice profit for my buyer and renovations and their closing costs.

This seller is also asking 55000 for another home he owns but the arv is 30,000 because of the area which he purchased around the same time. I was thinking of offering 17478.80

Thank you, I was able to show them what we owned, and my company information. We spoke for a while. They’re open to terms or just selling it. We have no problem paying for it so funds isn’t the issue. We spoke for a while. They just want the payoff amount for it. Right now I’m trying to figure out how to structure the deal because they are open to lease option or subject to because they are just trying to get rid of the headache.

I’ve been calling, driving for dollars  and sending letters like crazy. This week and I have a few motivated sellers. They live out of town so they’re scared I’m a scammer. I tried building rapport with them over the phone. But I just don’t have a clue how to make them feel a little more at ease. Any suggestions?
