Hi Matt,

You don't specify what kind of property you're looking for or where, BUT if you're interested in out-of-state buy-and-hold turn-key in markets with good cash flow, we bought our first property with about $25-30K in-hand through an affiliate of Real Wealth Network realwealthnetwork.com. We're on our 4th out-of-state turn-key with them now.

Oops, I misread "Louisiana" as "Indiana"! Sorry about that! Either way, we have used Corporate Direct for LLCs in other states as well. :-)

We used Corporate Direct to form our Indiana LLC. (Garrett Sutton is one of the Rich Dad advisors.)

We live in MN and have an LLC holding company in WY with subsidiary LLCs in each of the states in which we invest. I recommend reading Garrett Sutton's "Start Your Own Corporation" or search for "Garrett Sutton" on Keith Weinhold's Get Rich Education podcast or The Rich Dad Radio Show podcast to learn more about protecting your assets through LLCs.

I haven't taken his course, but I do know he's got a book that might be worth checking out before you pay for the course. The book was way over my head technically, so I knew that spending the money on the course wasn't the best choice for me... just my two cents. :-)

You definitely want to be honest with your lender. There could be any number of repercussions; none of them worth saving a few bucks on interest. :-)

Besides the BP podcast and website/forums, I recommend reading any and all of the Rich Dad books, including the books by his advisors. If you think you are interested in buy-and-hold, as opposed to the BRRR strategy (I, myself, am not handy), I also have found Keith Weinhold's Get Rich Education podcast invaluable (I recommend listening to EVERY SINGLE podcast from the beginning! Time well invested, IMO!)

Personally, I do buy-and-hold single family rentals and have found all of mine so far through realwealthnetwork.com, which is a FREE education network. They have an affiliate with properties in Jacksonville that you many want to check out! :-)
