Investment Info:

Large multi-family (5+ units) commercial investment investment.

Purchase price: $645,000
Cash invested: $1,000,000

Purchased 11k sq ft historic funeral home which had been partially converted to a strictly residential property by former owners.

Reconfiguring property interior to hold 13 apartments (8x studios, 4x 1 BR, 1x 2 BR) and retail space for a restaurant, coffee shop, wine bar, etc.

Also increasing parking capacity and adding pool / outdoor space directly adjacent to the structure for future residents.

What made you interested in investing in this type of deal?

The building's historic nature (I don't own any properties with structures less than 100 yrs old), its prime location in an upcoming part of downtown Jacksonville, and its price.

How did you find this deal and how did you negotiate it?

Realtor who sold the property to the former owner texted me that it had been listed FSBO by the the former owner

How did you finance this deal?

Received low interest loan from national non-profit to cover the acquisition and renovation cost.

How did you add value to the deal?

I brought in a top GC to run the renovation of the project and as the operator of a property management company with over 75 units under management (mix of retail and residential) I'm able to help design its future state to maximize revenue and minimize costs.

What was the outcome?

We shall see!

Lessons learned? Challenges?

The property had some minor environmental issues which resulted in the closing taking almost 6 months. Getting the loan from this non-profit was also extremely painful although the terms area fantastic.

Investment Info:

Single-family residence buy & hold investment.

Purchase price: $87,000
Cash invested: $300,000

Purchased single family home requiring gut rehab. Launching as an STR in Oct 2021. Also added pool to backyard and 2/2 ADU with bedrooms and J&J BA on 2nd floor. Living area/kitchen/pool-accessible full bathroom are on 1st floor.

Guests can rent both units to have 7 bedrooms on the property as well as exclusive use of cabana/pool/ADU or just one of the units and share this with another set of guests.

It seems like the differences in CoC btwn the 3 markets are somewhat marginal. I would look at the non-financial factors when making a final decision.

As an aside, I launched my 2nd STR in Jax (1st was in Chicago) and have had a TON of success in Duval County. I started self-managing since I couldn't find a decent STR-focused property mgmt company in NE Florida and low and behold ended up creating a PM company!

My firm manages 8 listings in Jax Beach that have done phenomenally well over the past 2 yrs.  Feel free to reach out if you have any questions about the NE Florida / St Augustine market!

@Michael Drew - still looking for a PM company? I presume that it's residential. If so, is it LTR or STR? If STR I'd love to help! I have a residential STR focused PM company with 20 STRs that do VERY well in Jax and Jax Beach. I get a lot of requests for lodging from NAS Jax folks (until recently I flew MH-60Rs out of there, myself!) and we only have a few nearby listings (in Riverside) so your unit could be a good fit for our client portfolio!

Hello Everyone!

Looking for experts (or referrals to low income/section 8 experts) for a deal:

Have a 50-100 unit portfolio of properties under contract in Florida.  Looking to convert 64 of the 68 units from Section 8 / Low Income to market rate short term and long term residential rentals.  

Has anyone here done this before?  The numbers on the deal look amazing (even with $4M worth of renovation - this is in a high growth/up and coming neighborhood) but I just want to make sure that I don't pick up the portfolio and then find out that I can't legally convert the units from Section until 2050!!!
