Pure genius.  Collecting rent over long period of time lowers BASIS. 

I apply this thinking to my stocks and their dividends. Not once did I apply it to 🏑 investing. 

From now I will apply it to RE too. 

Problem with crash thinking is you won't know when  to pull the trigger. 

Example say $330,000 Vegas rental starts selling  for $250,000.

Do you buy or wait till $175,000.

Knowing during the last crash they were selling for $80,000.

Having Said That I Want A Crash. πŸ™‚πŸ˜€πŸ˜πŸ˜Š

Don't fall in 😍 with Kiyosaki. 

He says to buy assets. Or start your own business. 

1. Generally speaking. RE is priced to perfection, right here right now. 

3 years ago  anyone could make loads of πŸ’° investing.   I did... πŸ˜‡.

Could I do it today.  YES but not with the strategy I used 3 years ago. 

Kiyosaki is horrible in RE. 

Kiyosaki called for a stock market crash in 2017.

Morris used Kiyosaki in an πŸ“§ reCently. Don't know what that was about. 

2 Start Business.  Most are just not into that. 

Brain food is where Kiyosaki shines. Everything else he bloWsπŸ€—πŸ€—πŸ€—πŸ€—πŸ˜†πŸ˜†πŸ˜†πŸ˜†πŸ˜†πŸ˜‡πŸ˜‡πŸ˜‡πŸ˜πŸ˜πŸ˜€πŸ˜€

Personally I think the money partner deserves a bigger share. 

Escrow doesn't take labor. The πŸ‘¦ who is @risk of losing many πŸ’΅ S needs to be taken care of First.

True story. 

Hawaiians 😍 Vegas. 

2 πŸ‘¦ n 1 πŸ‘§ buy C-section plex in Vegas.   I think it S a D. 

One says they will handle mgmnt. 2 others are πŸ’°  bags. 

First tenant moves out. The Operations guy wants out after meeting new applicants..... πŸ€—πŸ€—πŸ€—πŸ€—let's just say they aren't salt of the 🌍 kind of people. 

Other 2 don't know what's going on. They are passive investors. But I know the πŸ‘§ will 😒. 

I m projecting a sale and a big loss. The passiveS can handle the loss. The Operations guy will inevitably come πŸ‘†  with another can't miss Deal. 

If your name is on title it's not really passive. Even if you don't lift a finger. 

A stock REIT is passive.
