@Kevin Wood @Austin Smither Langley after further research this property would be considered studewood. It’s between Airline and 45N outside of 610 Loop. I was able to get my numbers correct.

If a rehabber is going to do full-rehab in The Heights with ARV: $195k and repairs $40k-$50k what would be good asking price range on a house?

Can anyone recommend a great website that will give me prices for recently sold houses relatively  close to the property I am looking at? Any and all recommendations are welcomed and greatly appreciated. Thanks!

While out driving for dollars I found a house which appeared to r vacant. I got out to get a closer look and there were "Stop Work" notices in the windows of the house. Looked up the owners and they are real estate investors. Would it be a smart move to try to buy the property from them or a waste of time? All advice is welcomed and appreciated. Thanks!

Hi everyone, as a wholesaler I've been driving for dollars and now have a list of abandoned/vacant house I want to mail the owner's about. I work out of state so I'm only home on the weekends, also I don't have a large amount of capital for direct mail. I've downloaded the DealMachine app and wanted to get some feedback reviews about the app. Is it beneficial? Are they mailing the correct addresses? Anyone receive calls from motivated sellers using the app? Anyone close a deal using this app? All feedback is welcomed and appreciated, thanks!

A business partner of mine who is a RE agent has provided me with a list of expired listings, I'm hoping to find some motivated sellers on this long list of expired properties. I know how to do a property search by the county and get the owner's name but I need their telephone number so I can contact them quicker rather than sending mail. Any recommended websites for locating owner's cell/land line number? All suggestions are welcome and appreciated!

I'm a wholesaler in Northern Virginia. MY LLC is registered in Virginia. Washington D.C. and Maryland are both within 30 miles of my business. I would like to find deals in Washington D.C. and Maryland but I am unsure if I can do so if my LLC is not registered there. Is there anyone here who wholesales in the D.C., Maryland, and Virginia and what steps did you take to be able to do so? All replies are appreciated!
