@Shauna NormanWelcome!  Thank you for your service btw.  I think multi-families are the way to go.  Since you are a physician, I would imagine your income should allow you easily get numerous loans to purchase 2-4 unit properties.  I recommend finding a great real estate agent who can point you in the right direction.  I would also look up a good property management company because they know where are the good places are.

@Mitchell Pattersonwelcome!  Great story.  Good luck with your Crossfit gym business.  I'll be joining one this summer.  Working my way back to shape before I start the craziness of Crossfit hahaha.

Tobin Hill is a hot area, right indeed.  Other areas that are hot in the immediate area are Government Hill, Dignowity Hill, Five Points, Lavaca, King Williams, and Durango/Roosevelt.
