Good morning Aubrey I'm Eddie Reid a nationwide commercial mtg broker , you definitely want to use the kiss principal, in acquiring your next property, get a loan that will minimize your out of pocket outlay which would be  80 percent financing ,this allows you to minimize your out of pocket costs, which will allow you to have working capital for your next project , you also want to look at rates and terms of the MTG, objective is to get the best rate you can find and as it pertains to terms a 30 year MTG will give you a fixed rate ,where as if you go with a 5,7,or 10 year your rate would be lower , but rates could increase over the long term

Hello Robert ,I'm Eddie Reid of Erfinancial we are a nationwide commercial mtg brokerage firm,we can provide financing  for you,we can provide up to 80 percent financing for you,if your loan amount is under 250,000,we  can lend in the 6 percent area with a buy down,on a 5/1 property or7/1 arm ,for loan amount s over ,500,000 rates are in the 4 to 5 percent area, with ltv of 80 or 75 percent

Hello Jonas,I'm Eddie Reid, Erfinancial,you don't know me from Adam so I suggest you review my profile on bigger pockets or linkden,I've been in this business for 30 years now,I'm more than happy to share my intellectual capital with you, you are definitely on the right trac,185,000 for a 7 unit, that's not a bad deal, however 5.2 percent is not out there,I should know because I'm a commercial MTG broker and investor,rates right now for duplexes, quads,and multifamily under 300,000 are in the 7 percent area, however you might find a bank that may be willing to do a  5  percent , but I haven't run across one,in my opinion just looking at it it seems to be something I would consider but what I would have to do is a cash flow analysis to determine what my return on investment is and that will give you what your return on investment is,and based what the return on investment is ,that would determine if it's a good deal or not based on your expectations,if you have any difficulty determining if this is a good deal , message me,I'm Eddie Reid,and I'm in Baltimore Maryland
