Your post is amazing and so inspiring.

I am always admire people who decide to take their destiny in their hands and start their journey to their financial independence.

I am currently on that journey myself.

I am investing in all aspects (done flip project, own few Duplex in Indy, investing in notes).

BRRR is something that interest me and I will be happy to connect with anyone who can help me start my first steps in doing that.

Hi,

In the last year I have started to learn and invest in notes.

I have been investing a lot of time in listing to podcasts (mainly Scott Carson and some other knowledgeable guys) and reviewing and analyzing huge amount of tapes and opportunities (and picked and acquired few out of them).

I have already acquired few notes of my own (I mainly looking for non performing 1st lien notes).

I am connected with few sources which are sending me tapes regularly (brokers, hedge funds representatives, websites exchanges platforms and such).

I am looking to expand my sources and to connect with more good, reliable and ones which has access to 1st hand quality notes sources.

Appreciate your thoughts/guidelines on how can I find such.

Albert,

Seems that the criteria you defined for the notes you are looking for are correct, and focus is one of the key elements to help you in your way to success, never mind which road you have chosen.

You will find the notes business as challenging, interesting and with huge potential - I have acquired few of my own lately.

Finding good vendors, each one specialize in different note investment segment, is another key factor to be able to succeed in this business.

I am still on my way to reach the 20 notes milestones, but I do think that what Scott said about being able to manage 20 notes by yourself seems to be the maximum you can handle.

Wish you to be in the point in which your capacity is not enough to manage all of the notes you will have and to expand and hire more people/tools to help you to do the next step and expand even further.

Indeed I am working with local Israeli investors who are looking to invest their money in real estate.

But I am looking to find ways to re-finance my activity locally in US as well.

Hi,

I am abroad investor and I have been investing in Indiana real estate for the last 6 months - Already in final stages to complete my 1st flip project (in McCordsville), and in parallel I acquired my 1st Duplex for buy & hold purpose (in little flower).

I am looking to grow my buy & hold assets as quickly as I can.

I have 2 questions - 

1. Can anyone give me good ideas how to gain more sources for buy & hold opportunities? Mainly SFH and Duplex's.

2. I am looking to do my first steps in BRRRR strategy - Appreciate if anyone can guide me how should I start doing that (as abroad investor it is more hard for me to engage with local banks).

I do recommend to use inspection, especially since I am abroad investor.

In addition, the inspection report help me to make sure the contractor quote covered all major issues, and I also use the inspector to visit during the rehab to make sure the contractor finished each construction stage.

Investing ~$250 in inspection in compare to the money you invest in buying and rehabbing is not major and reduce your risk.

In Indianapolis area
