@Darren Budahn I hope you have successfully gone through this process, if so could you provide info on how the project managed seeing as your duplex was occupied.  Did tenants have to temporarily relocate or how was that handled?

@Fabian Toledo M yes that is the plan have two copies the spanish would just be courtesy and informational

@Nicole A. yes I would ideally have two copies, one english and one spanish have them sign both and keep copies of each

Good morning, 

I have been renting out a 4 unit in South East Wisconsin since last August, I initially inherited tenants but now I have a vacancy. In my area there is quite a strong representation of Hispanic / Latino families.  I myself am a Spanish speaker and so communicating with them is not a problem but I am looking  for a lease agreement and application that I could use that are translated into Spanish.  I would like to use these when qualified tenants apply to make things more formal and efficient.  I currently use the application and lease agreement located on Bigger Pockets and that has worked well.  If anyone can provide a copy or link to that would be much appreciated.  I am open to tips, advice and suggestions for new tenants.  Thank you.

Hey BP,

I am curious about using a HELOC strategy for investing. I currently own a 4unit multi family in Wisconsin. I live in 1 unit and rent out the other 3. My question is would I be able to get a HELOC on this property (home equity line of credit) and what happens if I move but keep the property as 100% rental. Thank you all.

So far it seems that for the time being I should continue to utilize my own name for these units until I can move one to the LLC then have the LLC manage it and then utilize the tax benefits
