Post: Auction Sites - Yay or Nay

Good morning BP Nation!

I'm newer to RE investing and brand new to investing on an auction site but this really interests me. The questions I'm seeking support on are:

  • What are things I should look out for when buying on auction? 
  • Who has had success with auctions sites and are you willing to chat :)? 
  • How does the process work with a title company pre purchase?
  • How important is an attorney in this process? 

The thing that I'm most uneasy about is getting a property with all kinds of liens and major issues with the home itself...who would have thought right? LOL Anyway, thanks in advance for your time, thoughts and energy.

Hey @Christian Nachtrieb - thanks!! The next to communicate was the seller. They came back with an offer that I thought was far to close to what their originally asking price was and I decided to ignore the offer. 

A few days later their realtor reached out to mine and made a more "let's meet somewhere in the middle" offer. You need to know that I was 25 years old at the time and albeit I wanted desperately to be out of my parents house I wanted to get a deal. 

Anyway, once they came back with a more reasonable offer I knew they were ready to play ball and we found middle ground. Hopefully this help!!

@Jonathan Oh Thanks man!! So I bought the place back in 2006 with 5% down, took out a home equity line for the 15% and mortgaged the remainder. Fast forward to 2014 I'd done well over the years with my day job and with the cash I'd decided that I'd rather eliminate my mortgage payment (poor choice in retrospect but didn't really know any better at the time). 

Currently I'm working on building out a local, and out of state, network to better vet my future deals and get closer to that magical place of financial freedom!!

Purchase price: $240,000
Cash invested: $48,000

Primary Residents to be converted to rental

What made you interested in investing in this type of deal?

Friend owned it and could be purchased off market.

How did you find this deal and how did you negotiate it?

Found it via a "friend" and did a poor job negotiating the deal

How did you finance this deal?

Bank Financed

How did you add value to the deal?

Improved the kitchen, patio and front stoop.

What was the outcome?

Currently living here until we rent it out.

Lessons learned? Challenges?

You make your money on the front end of the deal and know your numbers.

Investment Info:

Single-family residence buy & hold investment in Palatine.

Purchase price: $178,000
Cash invested: $178,000

This was my first RE Purchase. I had a goal to buy a place by 25. I missed the mark by 5 months but I got the deal done. Now the place is payed off (I know, not popular) but it is cash flowing well.

What made you interested in investing in this type of deal?

The need to get out from underneath my parents, freedom, etc...that and I knew the path to wealth was in RE.

How did you find this deal and how did you negotiate it?

I had help from a RE agent and went in with a low ball offer. The place was listed at $207k and I went in at $160k. The RE agent was insulted and thought I was a punk. I felt uncomfortable about the way she responded but am glad I stuck to my guns because had I not I would have spent likely $15k more that I did...now after the market crashed I was up a creek on paper with places in the area selling for $90k but I held firm to the concept of buy and hold and now it's a great little asset.

How did you finance this deal?

Bank Financing.

What was the outcome?

7.4% COCR - self managed.

Lessons learned? Challenges?

Biggest lesson learned on this deal was that I need to buy right, be patient and know the market. I actually wanted to go in at a lower offer and had I done so I might have bought in at an even better position.
