I think that your idea of having the listing agent submit the offer is the best way to get an edge. After all, I don't go to my realtor for any advice. She didn't even help when I asked for evidence that my offer was presented. The only thing that she'll help with is getting a cut on commission on anything I buy.

Read up on electrical codes before you purchase. If for a kitchen, the lights must be hard wired and cannot be plugged into or running off the 2 kitchen small appliance circuits. This also includes not having any exposed wiring.

If you are building something like a cario cabinet and doesn't stay with the house. Take all the risk you are willing to take.

To help, Lowes and home depot sell leds in strips in lengths of I think 9" 14" 23"

If the water smell rotten, it has sulfter and I believe is only curable with a carbon filter system of some sort.

If it is just brownish in color, like suggested previously use an in line water filter BEFORE the air pressure bladder. I recommend two in line filters. One at 20 micron and the second at 5 micron. These filters will need to be changed monthly maybe even sooner. When they are changed the water will be dirty for a day or becuase you are agitating the sediment in the water system. The filters typically cost around 5-7 dollars a pair. All this can be found at Lowes or Home Depot. I also recommend notifying the renter that there are water issues and you are not responsible for clothes damaged by it from washing. Maybe you have something in your contract already.

If you are looking for a capital investment in the house, call a water specialist and get a high tech system, but my experience with both methods is the inline filter is the best system.

scrap popcorn texture off. Get a wet rag and joint compound and scoop some joint compound onto it and dab against the ceiling to make the stelagtite/stelagmite which ever one it is. Let cure and either paint it or break the sharp points off and then paint. I did a 10X10 bedroom this way in under 2 hrs.

I just lost a house in a sale that sold for 80k that would command 1200/ month. I offered 90K. I knew I got the shaft. Turns out the seller is the mother of the listing agent and the buyer was the listing agent's boss.

But, yes it can be had in this area.

As I read Strive for the life's post, I thought I wrote it. He is even local to me.

I am in Manufacturing myself. I am a Quality Engineer. 26 and I have been in manufacturing for 7 and quality for 6. Everyone's problems is my job. I hate it passionately to the point I wonder if getting in a car accident on the way to work is a good thing.

I just lost out on the first property I felt comfortable with, but I'll get another. One thing I am good at is working hard and getting the job done. I have been getting tons and tons of tools and will most likely kick over to high end/quality remodeling. My dream is to be in real estate building hand crafted log cabins for a living. I'm in the rat race till then.

I am moving on.

I requested documentation that my offer was reviewed and denied by the seller. No one will cough up anything nor will they directly answer my questions.

Funny stuff. This is probably how you learn who is what in this feild.

I contacted the realtor and asked for evidence my bid was presented to the buyer. Buyers as we all know sell to who they want to. All I expect is a fair shot. Doesn't seem fair with what I know so far.

I was buying as a long term investment. Although value was slated at 98K, I was not bidding for much under market value. Also considered into my bid decision was condition of property. Comps that I viewed in the same area listed for 130K and in my opinion, in worse condition in a worse neighborhood with worse location. I ran the numbers and I would have netted $300/month cash flow.

This seemed like an solid decision with the exception of only bidding 8K under market value. What do you think Noob? If my approach if flawed, please let me know. I don't want to fail in the future.

After finally finding a property I was comfortable with for a first investment, I bid on a house that was listed for 98K. I bid 92K. There was another offer that went in the same day. The other offere was accepted. I was told it was close, but they went with the other offer.

Sales information was made public. The house sold for 80K. Buyer was the listing agent herself.

What is your thoughts?

Stay in school. I am 25 and I am fighting everyday to make a better living while trying to go part time and start a business. Had I went to school straight out of college, I'd be making 15K more a year starting out at the age of 22 versus what I have fought so hard to gain. I would realize the difference inside of 5 years from not working except I would have a college degree. Hindsight is 20/20.

Believe me when I say this: You have money complex and you need to shake it. $ is not as important as you think at your age. I definitely do not question your drive or ability, but think of your education as a security if you have pitfalls as you create your own self wealth. Most likely you think you need to make money to "keep up with the Jones'" People you want around you anyway do not care about this stuff. The reason I had the situation I did was because I thought I had to have my new truck, then I found out that I had to work to pay the payment.

With that said, I still don't think you need a piece of paper to make a wonderful life for yourself. I honestly do not think I will have mine before my first million. Through determination and persistency, you will obtain your degree and you will obtain your goals not from the education you learned in college, but from goal setting and acheivement.
