Hopefully some one more experienced than me can respond, but from my research, you could use a simple "quit-claim deed". I'm not sure if there would be any benefit to using a slightly more complex warranty deed in this situation or not.

I am wondering if anyone has done business with or has feedback on Quick Fund? website at quickfundllc.com

I am considering applying with them, but I wanted to know before I do if anyone has anything to say about them.

I just read through this thread :) Have you considered filing an ethics complaint with the state bar on the lawyer representing the squatters? It sounds like it is possible he is guilty of misrepresentation on some of the legal filings. Proving that he knew that his client was never married might be difficult, but if you could, it would certainly be filing a known false statement with the court.

I have been renting the same house for over five years. A couple of months ago the landlord told me he wanted to raise the rent from 435 to 470. I convinced him to only raise it to 455. I was already looking to move, but now I am extra motivated. With home prices as low as they are, the time is right to buy.

Robert Adams, Most "SEO Experts" out there are indeed quite scary. If you want to get started in SEO, I would recommend reading about Google's webmaster tools and their webmaster tools help. (Google it- I'm not sure I'm allowed to post links yet because I am new here :) That is official info from Google and is probably the best starting place. Remember, good content is one of the most important things you can do for SEO. Good content is the best way to get linked to.

I'll go against the crowd and recommend you at least look at a few windows phones. The user experience is superior (especially if you don't own a Mac), they tend to be faster, and have excellent battery life. Of course, app available is a bit short, but who really needs 10,000 fart apps to choose from? Seriously, you should look at what tasks you want to do with your phone and see if there is an good app for it. Most likely, there will be something available for you on WinPhone.

For example, Sean H. said he uses SignNow and Print to PDF- Print to PDF is available on WinPhone for 99 cents, and there is another free app called handyscan available. But there isn't a WinPhone app yet like SignNow (that I could find). Though SignNow does have a web version of their product that may work on a WinPhone

Howdy! I've been reading posts here for several days. Thought I should join in and take it a step further.

I've been interested in Real Estate investing for several years. It seems like a good time to be a buyer, and recently I began a quest to purchase my first home. In the process of learning everything that I could, I have again become interested in investment properties.

So I am learning, looking at funding options, and hoping that one day soon I can begin to call my self an active REI :)

I have thought about getting into real estate investing for several years. It seems like a good time to be buying right now. So I've been reading a lot online the last few weeks, and spending some time reading in these forums the last few days.

So, on to my very first question:

Would getting a real estate agents license benefit a real estate investor, and in what ways? I have no intention of acting as an agent for other people.

Would there be any cons to having a license? (Additional disclosure or liability?)
