You can remove the daughter from responsibility as long as they both understand that the mother now takes full responsibility for the condition of the property now and at move out. They would need to work the deposit out on their own. That's how we handle these types of situations. We never pay out a partial deposit leaving the property exposed.

Good afternoon.

3 years ago, I leased a single family home to a lady and her daughter (both of them on the lease). The original contract was for 12 months and they have renewed every year.

I received a text yesterday from her daughter saying she wants to be removed from the lease next month.

Can I just remove her or do I have to make a new lease just with her mom?

Any advise?
