Frank do you need purchase and rehab $ in your loan?  I have a good lender who can do the following scenario for buy/rehabs:

Max Loan Amount = ARV * 60% ($230000 * .60 = $ 138,000

Purchase loan = Purchase price * 80% = $50,000 * .80 = $ 40,000

Rehab Loan = Rehab cost * 80% = $70,000 * .80 = $ 56,000

Total Loan = $ 96,000 which is less than Max loan amount
