Hello Keith I am a commercial broker and I believe you can come out ahead with commercial financing (of course :) ).  The thing to be aware of is that commercial loans will require roughly 35% down and the land purchase will require 50% down for the most part.  If you have the required cash going in commercial financing will work for you.

The construction part of the deal will be expensive money but after 12 months of stabilization (Unit occupancy) your should be able to get a better rate I nth mid to low single digits.
