Post: 22 Units- Too big for first property?

I appreciate your predicament.

I was just watching one of Peter Harris' latest video posts on YouTube ("Ugly Side of Commercial Real Estate") which has some good advice.

But, in a nutshell, it is simply a measure of what you are comfortable with mentally, and skilled with in closing the deal. Other than that, the number of units doesn't matter.

Best to you!

I have a simple question... and encouragement for us all.

After you make it big, and you are looking back at all those newbie investors, will you snub them--sticking your nose in the air at the real estate investing challenged among BP members, or will you extend your hand of success to give someone else a leg up?

Thanks for your input.

Best to you!

Are you planning to invest on the West Coast? Because, according to their information they only allow searches on the West Coast--"to search for properties in Arizona, California, Nevada, Oregon and Washington."

If so, the information here is available with minimal cost on other data sites, without having to deal with the agents the site belongs to--you'll have to fill out personal information if you want any property details, like the address, etc.

Best to you!

Ryan,

It looks credible and informative. But they do leave a few gaps in what a real estate investor may want to keep an eye on--the deeper economic indicators for each area.

It looks as though it could a benefit to shorten your homework, but I wouldn't lean on any one avenue of information like a crutch. Make sure of your desired market's information every time.

Best to you!

Mark,

That is what we are involved in. However, even our deals we keep pretty quiet due to the overwhelming attention given to private individuals and investors.

As Jeff mentioned, and as we have done, best to get together with local investors, I can almost guarantee that you'll find what you are looking for, or find someone that would be willing to introduce you to those parties.

Best!
