Lol, my first offer on a house was followed by ten more that day. I put in 11 offers in one sitting. I'm staying busy with one that went through after some negotiation. Lots to do for now. But yes, to the beginners (like me):

It's easy and if it gets accepted, but you found you went too high then you can back out in an acceptable time frame (or re-negotiate). I asked my realtor to put in contract dates that are longer than experienced investors would need. They were accepted on my one offer that went through. I also put in offers to many houses that had been on the market for many days, this probably helped with the longer contract dates.

The only caveat is that I didn't realize how soon I needed financing, as banks take a horribly long time to get mortgages ready, even with someone who has excellent credit and is cash ready. But, like I said, you can always back out.

The county uses attorneys once it goes into tax foreclosure to get that info.. you could find out what attorneys they use.

It was actually Dawn that had a blog post about her bathroom deal and it made me wonder how she pulled it off (and why). I may be able to inherit some tenants that are long term, that's why I ask. Also, I expect it could be a way to increase rents and keep the same tenants, if you are happy with your tenants.

Or hell, maybe something needs to get done, and I have to do it. Someone said I have to provide a bare minimum, which may mean that I need to pay for a hotel? Where would this be stated? City, state? (Obviously, I'm moral, I mean is there a definition for bare minimum which might be overly sensitive)

So, the tenants were okay with no shower for 3 days?

Sounds like it isn't as bad as I thought. I was also thinking of getting a washer / dryer upstairs to improve the living quarters, this would be major and the tenants upstairs are long term.

So, I'm going to be getting a place where I live in one unit and the other(s) out. I obviously have little to no issues working on my unit, but how about the others?

What if I want to do a major re-haul on their one and only bathroom and it will take more than a day? What do you guys do?

Everyone is so money centric on here, it's crazy. It's time. Time is your most valuable asset. Spend it wisely.

If you like hard manual work (and I do too), then do it. I agree with the OP, sitting at your computer and talking on the phone all day is a COST, not a benefit. The benefit is the extra time I hope to gather from being able to spend my cash wisely. I don't pay for my lawn to be mowed because 'I make more money with my talents otherwise,' I don't mow my lawn because 'I don't have much time, I can afford this financially, and I'd rather be climbing, biking, or fabricating.'

Money is the thing that allows you to have time. I don't idolize it. It's just green pieces of paper.

I would agree that if you like manual labor, it would be wiser to find a hobby or create a need that is more fun and maybe less time focused (i.e. it doesn't have to be done today or else).

Maybe I just read this wrong, but a lot of posts seem to be about money and not about the ultimate goal: your own happiness.

BTW, it says you live in Washington.. doesn't it rain there all the time? Do you get extra points for fixing something in the rain when you live in a rainforest? : )

Hi,

I would suppose there is something out there that may give me tax credits or similar if I opt to use solar power or another alternative energy at my personal house or my rental property, no?

Does anyone know anything?

I was / am interested in vending machines. I came across an excellent forum of vending owners. Well, coin-op laundry is vending (as are car washes, though talked about much less) and there are many experts on this site that may have more intimate knowledge in this field.

Just to keep the post going..

Seller is applying to see if they can get non-conformance. Doesn't look like this should be the issue.
