Would definitely let the agent know that there is a rental. Thank you for the advice, Sheiref!

From your description, the house is now a two family.  The proper policy for that would still be a homeowners.  Most Insurance companies will do 1-4 families under a homeowners policy.  Some will only do single family, others just one or two family.  I would recommend contacting a couple of independent agents that represent multiple companies and find which has the best policy for your situation.  Be sure to add "Personal Injury coverage" to protect against Liable, wrongful entry, etc.

If you have not registered the house as a two family, be sure to let the agents know that so they can make sure it is not an issue at claim time.

It is a single family with the officially registered AADU (Attached accessory dwelling unit, it is a thing in Seattle)

Would let the agent know, thank you very much for the explanation, John

Hello, dear community!

We just have completed our renovation and added a beautiful AADU on the first floor of our split-level house in Seattle, Washington.

Now we are in the process of refinancing and renting out the unit downstairs.

We are currently living in the unit upstairs.

My question is, which insurance type would be appropriate for our situation?

We would require renters insurance.

Now we have regular homeowners. I understand we should have some liability coverage. Also, what about the damages caused by the tenants?

Thank you for reading.
