Thanks Chris, that is great advice! The current seller has owned it for a year and does have title insurance. If my closing attorney doesn't want to write it then I will move along and have the sellers attorney take it.

I am under contract to buy a property in TN that has a tax sale in its history about 10 years ago. The closing attorney is telling me the title insurance underwriters frown on this situation and may not approve it. We are waiting to hear from them and hoping that since its been 10 years they will approve. I have read a few threads about this in the forum but just looking for any additional insight for anyone who has experienced this in TN.

Can someone share with me a TN residential real estate purchase agreement? 

Each state must be different on making these public? Colorado has all the state real estate forms right there on the state website, but I have looked all over for the TN agreement online with no luck. Thanks!

My partner and I have in the past filed taxes separately and we have separate personal bank accounts. This has made it pretty clean to do the loan applications, as we are getting each of our property loans in only one of our names or the other. We want to maximize the number of federally backed loans we can get based on the number allowed and DTI ratio.

My tax advisor says it could be a tax advantage if we file jointly this year (he will run the numbers). If we file jointly will it negate or complicate our ability to get a loan as an individual?

Avail has a statement that TN landlords need a license but doesn't supply any details. Is this is specific license or just a general business license?  I will be a new TN landlord and want to follow the rules. I haven't found anything online yet. Any help is appreciated!

I am also in Colorado and was surprised to find the same thing. I will be getting my contractors license because even if I could find a contractor it would be very cost and time prohibitive.
