I invest in the city of Detroit as well as the suburbs.  Both can be great investments.  Obviously Detroit requires additional risk controls but can be done successfully.  Send me a note if you want more info.

I own 12-doors in Detroit and live in California. I spent 2017-2022 on the ground in Detroit and have a fantastic network and team there.

The FIRE guys are great but my understanding is they do not focus on Detroit. They sell and invest in the "ring cities" or suburbs. I had that option available to me, obviously, but chose Detroit proper for a lot of reasons.
