Worcester is currently very overvalued but that being said after living here for over well all my life there is a buzz.

All due respect to insurance agents and companies.. As an industry saying goes, “Annuities are sold, not bought.” If you’re unfamiliar with annuities — you give an insurance company your money and in return they pay you an income stream, usually for the rest of your life. In some annuities, if you die before you’ve received all of your money back, too bad for you. The insurance company keeps the money. Hey everyone needs to eat and feed their family but just look at the fine print.

@Derek York You never want to be surprised on your underwriting by using less than 5% - Of course it all depends on region, age of the home, when was the last time the house had any renovations to the largest potential cap ex items (roof, HVAC, Windows, foundation, electric and plumbing). I include padding to assure that I maintain positive cash flow after cap ex.

@Angel Rivera IMHO sell your property and use that money to buy a MFH to scale your cash flow stream. @$500 for that "buffer" is simply a waste of your time and money. Good luck man. -Ed
