@Steve Morris totally agree cap rate is complete BS. It’s lipstick on a pig and doesn’t provide anything other than maybe guidance at best.

@Jacob Lapp depends on your long term strategy ..these type of meltdowns only happen once in a while/generation -like any other asset you have to do your due diligence for stocks (look at I.e value metrics such as P/E ratio, etc).. yes stocks are way more volatile than real estate BUT there is no denying that there are many value stocks that are selling at 25-30% discount -my plan was to hold for 1-2 years and reinvest in RE. “Be greedy when others are fearful”

Hello BP - Im W-2 wage earner and a passive RE investor (20 units) and wanted to see if anyone out there was willing to share their story regarding the real estate professional status. Ideally Im looking to make my wife to have the status so I can write off passive losses now vs carrying losses over the course of time. I understand the metrics hat need to be achieved to maintain the status (material participation etc) so looking for did this status help your tax situation and how. Thank you.
