I've been wholesaling for about 20 years and have yet to find the perfect title company for some of my more creative deals. Most attorneys are not able to "think outside the box" even if they can do the straightforward type of wholesale deals.

That being said, I am currently using King Title in PIkesville and Crown Title in Catonsville.

I will tell you that you should spend more time marketing and getting your first deal than looking for title companies. Nothing wrong with wanting to have a title company in place, but not if you're using it as an excuse for not making offers. I've seen too many people "getting ready to start" who never do anything because they want to have every piece in place just in case they get an offer accepted. 

My advice is to get your offer accepted and you will be able to find people to help.

Please don't take this as too critical. I'm not just writing this for you, but for all those others who want to get into this business, but fail due to what I've written above.

 Thank you for insight and transparency, its greatly appreciated, and I'm all too familiar with Analysis Paralysis! Your are definitely right to focus on the deal and the rest will follow. I am currently marketing via phones and was advised to reach out to a Real Estate Attorney to make sure I was compliance with my local government especially concerning DNC list ramifications, also had contract paperwork I wanted someone to take a look at. Thanks for the recommendations and will definitely keep you in mind.

Hello, starting to wholesale in the Anne Arundel County, Maryland Area, can anybody lead me in the direction of good title company and/or Real Estate Attorney. Or at least how to search out the good from the bad ones. Any help would be greatly appreciated.

Hello, I am considering doing my first BRRRR strategy deal but have some concerns. Is it better to purchase the property under an LLC? Also living in MD, I not aware of banks with more lenient seasonal periods, would it be wise to use a Hard money lender given their time stringencies on a BRRRR. Any help would be greatly appreciated.

@Account Closed Thank you for you responses. i really appreciated it.  But is it safe to assume that the properties on the list for 2017 who's tax liens were not sold could either populate on the next list this year, could have paid off the taxes, or maybe the taxes are still accruing? Also does anyone know what the "Assessment" column is attributed to on that list?

Good Morning Everyone, 

I am beginning a direct mail campaign to bring in more leads. I know of yellowletters.com and modernpostcards, but wanted to research a few more as well. Would potentially start with mailing postcards. What are some companies that can be recommended to me that you all have had success with when it comes to the mailers. Are they are benefits i should be looking for when it comes to choosing one over the other(price, efficiency, etc.)? Any advice is greatly appreciated. Thanks

 I am trying to gain some insight as to how to collect tax delinquent lists in Anne Arundel County. I visited the District court in Glen Burnie to inquire about a "tax delinquent" listing at the county clerks office and was told there was no such thing there. She recommended to me that I visit the Circuit court in Annapolis, that they might be able to assist me there but she wasn't sure. Anybody aware as to how to collect that information for Anne Arundel County and Prince George's as well? Thank you

Alternatively, if you do a double close the second contract would be a different Purchase and Sale Agreement, that you sign with the end buyer.

All of these contracts are available here on BP.  You can also find templates for free online.  BUT don't just use a random contract you find on the internet... Edit it to suit your needs then have it looked over by a real estate attorney.  Or just go straight to an attorney and have them draft you one.

You have 2 contracts. One with the seller which is assignable. And one with the Assignee who is purchasing the property. There are standard Assignment contracts out there but I would have any contract reviewed by an attorney just to make sure you have covered all your bases.
