I want to figure out what ways do investors finance on more than one multi family?

I have one two family and have been presented with multiple opportunities to purchase others but is putting 25% down for the second and rest the only way? If not I’d like to hear how you are all doing it.

I bought a multi family in Elizabeth NJ straight cash for $190k thinking I would quickly wholesale or flip it but kept it. It needed some work and I’m at $240 done with it. Now I’m in bubble because I want to keep it, rent it (which I already have one of the two units rented and close to renting the 2nd unit) bringing in $2,700/month.

Should I sell it as I have buyers interested or keep it. If I do should I take out a take a mortgage and use that to invest in another property. What are your recommendations?

What is the average cost of a new two family in NJ? Specifically Elizabeth NJ

This multi family I bought completely redone from the bank a month ago, but does now need some repairs which is why im offering at the price its listed. It comes with a vacant lot which can be turned into a four family as i have searched with the city and the zoning dept for future plans but in the meantime can be used for parking for tenants (extra income). It has an appraised value of $285,000.00. Willing to consider best offer.
