@Colleen Cupp 💯 it's worth it all is gonna take is one response. Then your metal wheels will start turning. The what if.

I can't say I have done this myself but had a few friends that did and they did the same started small numbers in a real defined area. They made a deal happen I believe it was after the 3 time they sent out the posting. Then he lost money cause he put this first deal under contract that was a bad deal and never tried again.

Maker sure you analyse the area you are mailing to and also maybe do more for diligence in those homes. So you are 99.9 percent ready to make that offer.

@Nick Mess Honda Ridgeline.. best truck slash daily driver made. Loaded 50 sheets of sheet rock on her and didn't have any issues.

Loaded her up with all sorts of cement grout tiles and I'm still able to go out to a fancy dinner with her.

Also best part has a tail gate truck and I have all my basic tools in there to do minor repairs.

Definitely check your local law. I remember reading some where that they are real firm with employee illegal immigrants down by you.

Up here in NY never had a issue with renting to them. Actually they are some of my better tenants.

All depends on your living situation.

When I first started investing it was just need and my wife and we where renting a 1 bedroom then life went on and we had a kid then that one bedroom no longer for us especially with another kid on the way. Plus having a 3 year old sleeping in our bed was hard on us.

So we where renting while already owned a mix use property. We looked at many homes and made many offers and finally everything aliened and we got our home.

So now with 2 kids and 2 more properties I think it's ok to own your own home especially if you can leverage it with home equity loans.

@Tyler Speelman I'm assuming your area has a issue filling vacancies.

Here in New York I usually say to give me the 2 months advance and while they are still.in the place allow new prospect tenants to view the places.

(Depends on if it needs any repairs.) Im in a class c neighborhood and tenants have a tendency to not keep the place to clean.
