I suggest learning to wholesale while you save up and find partners. I believe every sucessful investor should have a tool box full of skills, that include wholesaling, flipping, renting, buy and hold, creative finance and more! Have you been to REIA meetings? They always keep me focused. I also have a growing audibles library, and a ton of podcasts. keep yourself busy and always learning.

Whats holding you back? im in the same boat as you. only thing holding me back is Knowledge. i have bad credit, no money, but lots of time. i spend my weekends looking at unkept houses and try to find out the situation, maybe i can wholesale it. maybe i can ask my bro to co sign a loan to flip it. I want to at least be knowledgeable enough to have people be confident in me even though i lack experience. I suggest youIat unkept properties and give the owners a call or knock on their doors. they might not be interested now, but the idea might linger in their heads for a couple of months and call you when you may be in a better situation.

Just send her the bill for the replqcement flowers.

When a tree falls under an act of nature, its insurance job to take care of it, it falls under Perils. Unless the tree was dead and the owner of the house KNEW it was dead. That becomes resooncibility of the homeowner.

You need w2 income to get loans. Start an llc/s corp Or whatever is beneficial for you. Then make yourself the first employee. That your new w2 to show proof of income. Also, realistically, you will never quit your 9 to 5 unless you create systems in place to be able to run the business with out you. Systems are the most important thing one can learn about running a business.

I cant wake up early. I wake up everyday at 7:30 and leave for work around 8. My job as a field diesel tech involves driving about 6 hours on my day. This is the time i run my cleabing businews, listen to pod casts, audibles and scour mls listings. Lucky for me, my job has a lot of down time.

Take what im going to say with a grain of salt, i have 0 properties and have never invested. 
First, i dont think its nessasary for anyone to know your age. If you sound educated in real estate and know what you're talking about it shouldnt matter.

Secondly, you want to run a business that runs itself. This is one thing i do know about being a business owner. Personally, i would reword it to, "I want to start a business and put in place systems that allows the business to run itself. Anyone who runs a business knows you have to systematize things from day one.

Remove i want to be a millionaire. Rather put "I want financial freedom"
Read: The Millionaire next door

This advice would be to attract potential investors.
