Hello All. Does anyone have experience outsourcing someone (on Fiverr or Upwork) to decode a Tax Delinquent county list? Seeking a referral to a reliable VA any of you all might have used.

I am in Dallas. I’ve received the digital list as a TXT file. It organizes into a huge excel sheet and they also provide a key to decode it but as you can see it’s tons of numbers.

Does anyone have experience decoding the tax delinquent txt file that county gives you? Wondering how you did it or just if you had success with a VA or could point me a third party that does it?

I attached a screenshot of what I have. For DFW it comes as some txt files you download from a server as well as a reading key for how to make sense of all the numbers and letters.

@Chad Kastel thanks for your input. More or less that is exactly what I was thinking. As an individual the lady is actually very sweet. My gut tells me she really needs the money she's hoping to make. But my main concern is more on the technical paper work. Like what kind of agreements make these things work out you know.

Hey all! I'm new to the group, based in Dallas, and would love some advice on a unique situation. I met a lady who, along with her siblings, inherited a house from their deceased parents. They've been sitting on it for about 10 years now and I think this is why. Rather than selling outright, she wants to "partner" with an investor in buying out her siblings' stake, and co-owning the property along with the investor for the two of us to make money together renting it out. Of course, I tried to funnel the conversation towards her fielding a cash offer, but she says she's been courted by many investors and does not want to sell. I wonder how much sibling discord plays into all of this.

Has anyone ever been involved in a situation remotely similar to that? I'm wondering if this type of thing is possible without being a headache. Sounds crazy I know, thanks in advance!

By day, I manage & shoot for a very successful real estate photo/video company in the Dallas Fort Worth Area. I have seen the prettiest as well as the nightmares when it comes to Dallas properties. By night, I am a wholesaler/investor. I am still relatively new to the game as this past year has been devoted to learning the ins and outs. Currently, I'm focusing on building an information database and buyer's list.

Bonus: Although I have aspirations to network and make money like anyone else, my biggest passion in life is creative writing and sharing moments of joy with others. I'm glad to be in a place where people take themselves seriously; but in this often stressful industry, I believe we all need a good laugh. So to add value and comedic relief to the blog area here, I've come up with the concept of "Jest & Jaded": a satirical, biographical, sometimes fictional take on my real estate experiences. Here's a snip of my first post which you can read in full here.
