Has anyone purchased a property in Costa Rica (or anywhere overseas) and used it for Airbnb Rental? Is the loan process the same as in the US? Any tips are appreciated!

So I’m not planning on selling the property. It is a rental property that has a tenant in it. My family member is losing $200 a month because of low rent and wants to move on. I want to take over the property and raise rent and hold onto it. I am in NC the property is in FL. If deed etc is in my name but mortgage is in hers how do the payments come to me and not her? And would the tenants rent come to her or mailed to me?

How to go about Subject To?

I have an opportunity on a property from a family member but I would like to go subject to route. How Can I explain this to the seller? Pros/cons... ANY info is welcome and much appreciated!

but don't you think with families who constantly PCS through Bragg there's always a renters market and with a condo in the right location would be a good profit and less money than going with SFR? I'd rather suffer the depreciation with a condo than that of a SFH. I'm just trying to figure out if I want to purchase around there! I will be moving there with my SO soon and I am wanting to pick the right location for my REI purchase.

Does anyone suggest starting an LLC to put your properties under ? I plan on buying many properties throughout my REI journey and someone suggested starting an LLC to have my properties under. I am about to purchase my first property and not sure if this is something I should consider doing before I do so!

Thanks everyone! I am currently looking at a single family home located near Fort Bragg, NC. If I can I'd like to purchase and do quick a face lift and rent it out right away. We have the option of going with a VA loan. Recommend going with that loan?

Is there a loan I can go with that would allow me to buy a property  solely for investment?- for example, would putting 20% down allow me to go ahead and rent out that property? Instead of owner occupied for a year.
