 Agreed. Im a firm believer if you can't walk there yourself, and enjoy the time, you should look somewhere else to be a landlord. 

Always good to get the thoughts of others who have lived there first though. For example I call the police department in each district I prospect... can't hurt, I hope

I am looking for multifamily duplexes in the West Chicago market. I was curious if anyone had experience living in North Austin / Hermosa, above North Avenue. Clearly the further south you go from North Avenue, the opportunities change significantly.
