Hey Mo, 

I'm in the Austin and Killeen markets. I own a Matterport camera and create virtual twin spaces of properties. These twin spaces allow you to walk a property virtually, and even take measurements of rooms and surfaces.They are useful for collaborating with contractors, and getting multiple estimates on a project. I'm also a real estate agent. If you have a project in my area that you are working on from out of state, I believe my services would be a great benefit to you. I would be willing to add my neighborhood insights along with the virtual twin space at no additional fee. I think this would essentially accomplish what you are trying to do.

If you have a remodel project planned in the Austin or Killeen area, I have services available to help save you time and money. I create virtual twin spaces using a Matterport Pro. These spaces allow people to walk a property virutally and take measurements with a 99.9% accuracy. You can send these spaces to multiple contractors at a time for estimates. Hey @Christian Mattila right now I am primarily focusing on single family however, I do come accross duplexes and quads in these markets, as well as the occasional mobile home with land.

Hey @Josh Stout 

The owner has an interest rate of less then 3% and they are asking for a 20% down payment before allowing their loan to be assumed. The property is located in the North Austin area. The owner has already agreed to cover a buyer's agent fee, therefore, I am willing to share the details about this gem with an investor/ potential buyer that is willing to sign my buyer's representation agreement which will only be used to cover this specific deal. While searching for some MLS gems I came across a property listed that has an assumable loan with a very low interest rate in the Austin area. If this is your strategy and area of interest please reach out for more information.

I spoke to a few lenders and was able to find a couple of people that provided a possibility to keep my property. However, in the end I decided it would be better to sell it, pay down all my debts, and start a new with the things I have learned thus far. It was difficult to come to this decision because it was my first home purchase, both as a homeowner and as an agent so there was some emotional attachment. I purchased it about 5 years ago, and have learned a lot since then. Next time around I will be in a better financial position and armed with more knowledge and experience to purchase at better numbers.

Hey @Doug Spence

Thank you for your response. I started the LLC with the intention of growing a portfolio of rental properties with mid-term leasing options. Since that is what I would like to do with this property it just made sense to me to move it over to my LLC. Although I am still learning so I am open to advice on that matter.

The $60k debt is for updates done to the home to get it ready for the market. I am able to pay the company that did the work at closing, however if I do not sell then I still have to pay them. 

I hear what you are saying about high interest rates. Unfortunately renting it out without tapping into the equity is not an option for me. If it was I would not be trying to sell it or look for creative options to try to keep it.
