Hi @Rich Johnson! I recognize this is a very old post, but wondering if you've learned more about property taxes and how to address them in a sub2 deal. I'm worried about triggering the due on sale clause if the taxes are paid through escrow (seller) but the title is in my name so the county/state expects to receive taxes from me

I have a property in Northern VA and have a potential tenant asking about getting the pet deposit and pet rent waived for her ESA. She has a doctor's note from 2018 and then registered her cat/got a certificate for it this year with the ESA registry. I'm finding conflicting info on the web about Virginia and ADA laws for ESAs.

Any help on if I’m legally allowed to charge pet fees or exactly what documentation she needs in order for me to waive them would be very much appreciated!

I recently bought a SFH in Falls Church, VA. I've finished the initial bigger reno and am now looking for roommates/tenants to house hack it. Being in the young professional demographic myself, I was hoping to find the same to rent the remaining rooms. Currently, I've posted on a few roommate search Facebook pages with no real luck. Any suggestions?

Not as familiar with pricing in DC proper, but if you're willing to go to northern VA, there are plenty of SFHs within that range including some with walk-out basements (aka potential second rental units). Areas I'd look into would be Falls Church, Alexandria, and Annandale to give you the balance between the relatively cheaper price points while also keeping you inside the beltway

Hi Austin, welcome to the area! I think your price point will help narrow down locations, then from there you can focus your search based on what demographic you're looking to buy in (young professionals, families, residential vs more commercialized, etc.). Tell us a bit more about what you're looking for and we can give some better suggestions!

Hi all! I just bought a SFH a week ago and am not discovering MAJOR plumbing issues throughout the entire basement (botched bathroom addition, horrible French drain system, drilled holes in the sump pumps…) that has resulted in the whole basement concrete/subfloor being saturated. Somehow, my inspector didn't catch any of this - will obviously not be using him for anything else. The sale has gone through but none of those stuff was disclosed, including the work done on the basement where stuff was clearly done illegally and not up to code in various places.

Is there anything I can do here? It’ll be $70-100k to rip out all the basement flooring and redo the sump pumps and pipe work. Is there any RE equivalent to lemon laws or anything at all that could save me from ripping my hair out right now? This is my first property and it’s in Virginia in case there are state-specific saving graces anyone knows about
