Moving to DC, looking to buy & hold for a year or two then rent

I'm moving to DC over the summer at some point. Looking at FHA programs and first time home buyer options. Hoping to buy a property since I will be living in DC for a year or two, then rent it out once I move. Don't know good/bad areas so just looking for information, and hoping to build a small team to work with so that once I move away all of my systems are in place. This would be my second property, so still early in my journey. Thanks!

I will not do it in DC unless you know how to navigate all tenant and landlord court systems. I recommend looking in VA or MD.
