@Chris B., thanks, this is helpful and very much like what I'm experiencing.  I have a few applications that clearly don't meet criteria, so I can tell those folks that.  The others are just pre-screened, not a full application so it's a bit harder to say "you don't meet criteria" because I don't actually have a verified income, credit history or background check - just what they've said in the prescreening questionnaire.  If you had prescreening info that makes it appear that there is no way they meet criteria do you still say the same thing?  "It appears you don't meet minimum criteria threshold" or something like that?

Thank you @Charles J Sabo, @Caria Mitchell, and @Matthew Becker!  I do want to be as brief as possible but also want to be able to communicate that I won't be providing a tour when I know that the applicant does not meet criteria and need to be able to say why.  Helpful to know that income isn't a protected class, and I agree that a great tenant is worth a little leniency.  Some of the folks that I've received inquiries from are VERY far from meeting criteria - income, credit score or both.

And @Matthew Becker, I lived in Moscow in the early 90s - went to UofI for undergrad!  Go Vandals!

Grateful for the collective wisdom here!

I am in the process of searching for my first tenant.  We've had a few applications but only one person meets minimum salary and credit score qualifications (meeting him tomorrow... fingers crossed!).  For those who have applied and don't meet criteria, what is the best way to communicate that you aren't moving forward with them that does not risk violating any fair housing rules?  They have not toured and I'd prefer to tell them that they don't qualify before they press me for a tour.  What would you do?

Thanks for the thoughts.  I work in healthcare and rely HEAVILY on my electronic health record platform, so I think I'm assuming that it's more efficient to build from a platform rather than needing to transition later, but perhaps I'm just making it more complex than it needs to be at this stage. 

I really appreciate the feedback and will check out the Etsy options for pre-built spreadsheets.

Just got my first investment property under contract and it's time to get myself set up to manage the rental business well!  I'm looking at the different property management platforms and wondering if there are any that people LOVE that does all the property management stuff but also does a good job tracking the financials?  I'd like to pick a good platform and keep everything under one roof - not need multiple tools.  Anything you guys have found that fits that bill?

Hi all-

Looking to purchase my first property and want to add some equity by rehabbing.  Goal is long term rental.  I'm struggling to find good tools/strategies/professionals to help ballpark the rehab costs so I can make a reasonable offer.  What are good strategies or online calculators to help make rehab estimates?  Thanks!

Hello BiggerPockets community! I'm Emily from the Urbana/Champaign Illinois area, passionate about real estate investing for the past couple of years - passively, and the past 5 months or so - actively. I'm ready to make this happen and seeking my first property!  I'm particularly passionate about cultivating an extremely tenant-satisfaction-focused mission in order to distinguish myself in the rental market.  Particularly in a college town there are a lot of opportunistic property investors and low quality property managers.  I want to create a different experience for my tenants.

Outside of real estate, I enjoy my day job as a psychologist and relationship coach.  That's part of why I love the idea of being a relationship-forward investor & landlord.  I want to make the world a better place through creating great, strong relationships!
