I'm loving all of this great information! Just a thought. Pretty sure for those who are eligible you can do this with a VA loan as well with 100% financing. Check with your lender for specific rules.

If you are getting these listings from an automatic alert from the MLS, these properties have most likely been listed with a service such as Hubzu and you will have to follow directions on bidding with your realtors help (some of these sights require a realtor to register to bid, some you can bid on yourself). Their are several companies that handle these but the bid is going directly to the bank thru them and ultimately must be approved by them. The banks use these services to get the most exposure and best return. Typically, they have their own purchase and sale agreements. It does have a few 'outs' or contingencies, but not as many as you might have on a typical PSA.

Congratulations! There are plenty of good resources and books out there. I like the book Millionaire Real Estate Investor. Talks you through the steps.

I'm a full time residential realtor and top producer at Keller Williams in Knoxville, Tn. I am currently working on my second flip. I work with all types of clients including other investors in helping them find properties. My listings not only include regular residential properties, but multi-family and income producing vacation rentals. My goal for 2017, in addition to continuing to build my real estate business, is to do 2-3 more flips and buy my first rental property.  I liked the idea of being a part of a group where I am able to talk to and connect to like minded individuals swapping knowledge and insight.
