@Gerald Valentin when doing my flip, I just contacted my regular insurance company and told them I was buying a second home, that I'd being doing some renovations on and it would be vacant during this time. Don't buy a 'term' policy. Just do a regular yearly policy that you pay monthly on. When you sell, you cancel the policy. You can always add extra umbrella personal liability policy on top as added protection.

I'm not an expert on insurance (so ask your insurance agent) but this worked for me.

Aside from the typical questions you might ask property managers, such as what their fees cover, how they vet potential renters, who do they use for maintenance issues, etc, you may want to ask for references or a list of properties they manage. Particularly if they manage buildings or a condo development, you can drive by and take a look at the upkeep.

@Blake Milliken I am familiar with that college. It's a private college here in town. No on campus living. It's geared toward people who aren't looking for an on campus living experience anyway. Very beautiful building. Conveniently located close to interstate and shopping. Seems to be an area people look in to rent. There are a few apartment buildings in that area, but I would think occupancy would still be good.

Hi Alyshan! I'm a Realtor in Knoxville. There are things that pop on the market but the good ones go quickly. @Carol Birnberg @Chris Eaker is correct. That is a common rate in the area and the market is good for sellers right now. If this is your first flip, you may actually benefit from paying it. Consider the advice of someone who could tell you what sells and where you will get your biggest ROI during your flipping process, someone who knows contracts and other legal documents needed to keep the transaction clean and protect your interests, and someone who knows how to market to sell quickly, handle multiple offer situations, and vet buyer's financial qualifications. It may actually pay for itself in the long run if the advice you are given nets you more proceeds at the end.

BJ I'm happy to throw around ideas, but don't have any clever ones on how to do less than 20% down on investment purchase. Local banks sometimes have their own programs that are a little more flexible than larger ones, but are still going to want the 20% down payment. I'll keep an ear open for something that might help you.

Alec, I haven't yet, but it is on my calendar. I plan on being at the next one! Would love to meet you at the next one.
