Sure, feel free to message me. I hope I’m wrong, but I don’t think you’ll get near $2k even with utilities. Furnishings don’t add too much of a premium and in my experience, corporate rentals are seeking a 1 bedroom so the 2nd bedroom would just be a bonus. My renovated 1/1 rents for $1200, which is probably on the lower end but also helps get it rented quickly.

I have a furnished rental in West Carollton (not far from Leonidas) - I don't rent on Airbnb but I have rented it to travel nurses on short-term leases with all utilities included. I successfully rented it myself via Craigslist. Good luck!

Best to ask a local insurance agent who can look up the property address and tell you exactly what flood insurance would run. I own two properties across the street from each other...and the one with the higher elevation actually cost > $1,000 MORE in flood insurance per year until they updated the flood maps.

I DM'ed you! I run an event called the New Orleans Investment Conference and we've had several exhibitors with Ambergris opportunities. Numbers look good but I agree you need to really research occupancy rates, what part of the island, etc. And as I said the financing is not great so you end up with a lot of money down. But, it's a beautiful place and could help subsidize your own trips there if you like it too!

The area between Leonidas St and Carrolton, and between Claiborne and Leake is a great area...


I've owned two doubles and currently live in this area and love it! For those looking for financing options in NOLA, I've had great luck with renovation loans from Gulf Coast Bank...message me if you want specific contact info. They also have a reputation for closing quickly.
