The city is very much preoccupied with Hurricane Ida clean-up and regrouping, but if y'all end up doing a meet up prior to the conference please share the details.
You should know that Orleans parish (what we call a county) has implemented a vaccine mandate for most indoor establishments. Be prepared to show proof of vaccination or a negative PCR test (from the last 72 hours) to enter. The state is also still under a mask mandate, and I doubt any restrictions will be lifted prior to BPCon.

I was searching for a multifamily on the Northshore and came across this one -- may also be interesting as an alternative to a mobile home park. Meets 1% rule and looks to be low-maintenance.

Not for me and don't have any connection to this property, just thought I'd pass it along to others on the hunt.

I began househacking a duplex at 28. Bought a duplex across the street using equity from the first. Sold the first one and repeated...now I'm 37 and own 2 duplexes (4 total units, 1 of which I live in) and am looking for another property now.

My realtor sent me this property because I bought an extremely similar one last year (and it's cash flowing nicely!) I'm currently saving towards a bigger, forever home so don't want to tie up my cash. No connection to this property, just thought it might be a good option for someone else who's looking to get started with a house hack....319 Shrewsbury Court Jefferson, LA 70121...very close to Ochsner medical complex too! The very common style of house here (shotgun double aka duplex) is MADE for househacking. My friends and I were all doing it and having our tenants pay our mortgage way before I discovered Bigger Pockets or the househacking term. Not having a housing expense is awesome for building wealth.

I believe you're referring to an adjudicated property (deed) purchase from Civicsource. The sale that's on the 13th is for tax certificates (liens)...so two different types of investments. Either way, if he is simply interested in a list of the tax delinquent properties he can get that from Civicsource.

The New Orleans Investment Conference is geared towards other types of investments but also has some real estate-related content (The Real Estate Guys, Robert Kiyosaki, etc.) It's not until November but there are a number of syndicators and real estate developers who attend as well, so it's great for networking on those types of projects. Message me if you want info about locals' rate.

I have rental property in NOLA. The single best thing that has helped me with turnover is to get really great professional pictures of the unit when vacant. So, at your next turn, do whatever sprucing up is necessary and then spring for great pictures. It really does help and you only need to do it once! Helps properties get rented quickly and people always comment on it.
