I think you should get as detailed as possible. For instance my deliverables for my interior design clients include a plan, a purchase "schedule" itemized out, a layout/floorplan, and a 3d model sometimes with rendered photo realistic images so you can see the after. Spending time on planning and detailing things out can help create an accurate picture for the FF&E budget, the labor, vendors needed and logistics in collaboration with the contractor. Thoughtless renos are a bummer and I don't think they can hold up in the market over the long term, especially with an impending correction bound to come to tier B cities.

Hey @Claire D., I am happy to BE a resource for you. But first, here's some homework for you - on one sheet (digital or analog) write down:

  • Pull out your comps research and demographics, from this create an ideal customer. there's plenty online to walk you through how to perfectly describe this person in detail. 
  • Think of your top 5 priorities for the exterior (i.e. "create an open and welcoming feel" That priority could help lead to the decision to remove the scruffy border hedges, etc.)
  • and top 5 for the interior
  • Budget for exterior and a picture 
  • Weather conditions locally throughout the year and sun exposure of the house's front

When you do that you will have a clear direction of what your working with and be able to direct your learning and searching. Then pro's like me can best help you achieve those goals within what you're working with 

Thanks @Dorene Mangels-Bacalhau for your feedback. I do think there are consultancies out there doing the flip basics package, so I wanted to differentiate by customizing. @David Robertson you are right about the price point. It sounds like per property is more appealing for a flat fee.

Hey Matt - I do consultations with 3 package price points remotely for folks like yourself. BUT a tip to start is to do comps analysis in the same way you do the numbers - note the design trends in your area... country farm houses will be different from Philly row houses and NYC apartments. Look for themes around color, space/storage, and flooring.

See - this is why I want to create a subscription consultation service for flippers and investors! I feel like this can make or break a sale .. or at least speed it up so I hate to see people guessing. What's stopping you from consulting with a professional interior designer? (shameless plug) I do consultations remotely if you have questions.

You have to check out all the sample palettes people put on pinterest - Greige (grey beige) is a warmer approach and popular. 

Thanks for your comments - can you guys elaborate a tiny bit - what would that look like for you and how would It differentiate and be more valuable than a normal design consulting retainer from another designer? Would that best help people in your field?

I am doing some research for folks like you - figuring out if a model like this would be valuable. I wondering if a subscription service to unlimited interior design consulting with a pro would be valuable for around $69-$99 per month. The idea would be to subscribe, send photos and questions, and get a digital custom package back with videos, links, examples, and advice for your interior design/ rehab / flip questions. The idea would be to serve people anywhere that need help but don't want to engage a full-service, luxury designer when you need to save money on a reno or flip. I am researching away and any thoughts, comments or questions would be awesome! Or what are your pain points around this area :)
