Does anyone have a rental property application / questionnaire they would be willing to share? Our very reliable tenants just moved out and we want to make sure we find another family that is just as reliable as they were.

Also any recommendations for credit check agencies?

my husband and I are working on BRRRR'ing either single family or small multi families. I have a lot of feelers out with local realtors, but I think we will find much better results if we can figure out a way to incentivize the realtors. Any suggestions were methods that have been working for you guys?

A mentor of mine offered to take 2 of his single family homes and out them in a "new company". His properties are paid off. My husband and I could also contribute a property to the new company and using those properties as collateral move forward with BRRRR'ing into small multi family class B and C properties. We would enter into an operating agreement and my husband and I would be the operators. We are currently renting 2 single family homes and looking to Branch out to small multi family. I'm reluctant to enter into this agreement because I'm having a tough time seeing the benefit to us other than the access to extra cash. We would essentially be the boots on the ground and my mentor would be a a semi active participant. Would it make more sense just to ask him to invest with us? He is someone we would like to work with in the future, maybe when we're more established in multi family. Our ultimate goal is to be the GP of a syndicate. Looking for creative strategies that help us grow quickly with low-ish risk. Thanks!

I am in the process of negotiating to buy an owner financed property. Any advice on how to draft the contract? Should I enlist the help of an attorney? I have some experience drafting contracts but have never drafted and owner finance fsbo. Can it be handled as simply as downloading forms online or using legal zoom? I just want to make sure I don't over complicate or over simplify, lol.

@Kerry Baird this is probably a dumb question, but what is portfolio money? cash, or money that you pulled me or investments like money market accounts or something like that?

Any suggestions on the best way to go about finding a good CPA to help with real estate investing? My husband and I are currently working on implementing a couple brrrrs, a for sale by owner, and would like to get into multifamily properties. We're in West Texas. My primary goal is to find someone who can help minimize our taxable events.
