Hello Julianna for a DSCR 6 units you will need 20% down at least, i know you want to put less but if you do the risk increase for you and for the lender, also if you would put only 10% down the interest rate will be super high and you investment no profitable, i would recommend to put 20% down or more. Let me know if you want to chat!

I would said 3-6 months of monthly payments, you can use this funds for repair as well 

Most of them are doing a second loan and keep the first because they have good rate, than they are using the money as downpayment for an investment home.

Great strategy, are you still buying? At this point you can buy another primary if is near you work or an investment if is far.
