@Michael Rashfal I am about to close on a condo in Boca Raton. The seller has been renting several on the street, under market value to college students. It is currently vacant so my plan is to raise the rent and rent it per room to college students as it is right near FAU. Renting it by room with raise the total cash-flow per month rather than renting it out as unit and helps to off set the HOA fees. Have you looked at any condos near college students? I have been thinking about this a lot lately as I have been adjusting to life in the "real world". I was always taught to go to school, get a good job, work hard and save my money. That's it. So that's what I did. Briefly. Fortunately I ran into the right people early enough and I am realizing there's a lot more to it. I wish I had learned it in school. I chose to take a couple elective business classes in high school and was an officer in the Future Business Leaders of America club but the problem is what they teach in those classes. Personal Finance class was a joke, and I went to one of the best high schools in my state and I wanted to be financially educated. Even though they had these classes they didn't provide a good foundation for financial education. And even if they did, I doubt people in my high school would have care much. I agree with those who start at home. I think it needs to be incorporated into everyday life as a young child when childeren are eager to learn. For most, high school is too late and they won't take it seriously until they are on their own and realize they don't know what they are doing. While I think it is vital that it's taught in school (in the right way), coming from a former preschool teachers prospective in child development, I also think it needs to start at home and school at a young age to truly be affective. I could go on about this for a while but the point is that as a member of this new generation, I agree that financial education seemed to slip off of most people's priorities and I see the consequence of this in many of my peers and I'm worried for our society in future generations of something doesn't change.

@Mimi Booker in Florida you can take the classes online but the actual exam you need to take at a testing center. Hope that helps!
