Robert Arquilla: You read me!  Bonnie B is the one I'm looking at...which is 6 houses from the med center. 

I prob won't touch it unless you pass on it.  It looks like large units, good wood accents but with no water...something doesn't smell right with it's bones.  Is it going to take more than $35K for rehab?  Thanks Mr A!

My Youngstown investor.  Whot Whoot!  I'm digging Ohio and the popular places.  I didn't give it much thought 8 years ago but now I'm actually wanting to live in one of the main cities but invest in Boardman.

Robert Arquilla & Damian James: I'm investing in Boardman area and looking at Warren since properties pop up on my weekly notices. What area is the Trumbull Regional Medical Center 1350 E Market St, Warren, OH 44483 ....as far as region EWSN? How would you rate that space and market rent for 2bd/1bt? Yes yes...I'll do some more research but any initial help would further the conversation. Thanks!

Himanshu Singh: Run the numbers. Research the rent, plug into BP or other free calculators and see what you get. Being conservatives with vacancy, repairs is always prudent. Do the homework.

There is a couple that is whole selling a lot in Youngstown area. They have about 6 listings active all in the $30k-110k range. Nathan Bibb. If you want turn key, that would be using regular real estate agents.

Good clarification.   California rules for a beautiful state can be quite restrictive. Thanks again Mr David.

@David M. Thanks for recognizing the simplicity of the matter. I’m not that old and some of these investor writers are commenting it way too positive to do things. I am appreciative that some feel the same. Be careful and be aware .  10 paragraphs on delicate matters can’t always be “so simple”. 

I didn't know california was allowing series LLCs . It would make sense that this money thirsty state would charge the high $800 for each LLC. Kind makes sense to just duplicate the requirements instead of making it cheaper to set up. Thanks for the info.

Cal Dungan: Thanks for referencing several previous articles at speak on the subject.  Some of them were opinion pieces and came off a little 'it's so easy. Jess Fo-get About it' sales pitch. One article was written by an asset protection lawyer but it also lacked substance and quickly said "this will get you that'. 

In California Series LLC (where a family of LLCs is owned by a central LLC) is not recognized so it doesn't work. Sitting up out of state Nevada & Delaware LCCs is not cracked up what it suppose to be. If anyone is considering it, just read the CONS for doing something because there's so much Pros out there . Just beware that it gets more eyeballs and readers to put a PRO/FOR subject in an opinion piece.

Citing previous cases or experiences with LLCs is important.  Believing Bigger Pocket writers needs scrutiny.

Mr Bott:  Good reminder.  It is something that if I have my next property with no mortgage and keep it in my name, the umbrella would cover all properties.  And you reminded me that there's a difference between commerical and personal umbrella...I have to assume that personal is always going to be cheaper or at least cost savings.  You guessed correctly, my agent is for personal risks person.
