HELOC is a good tactic but you didn't provide your other details like savings, budget, current mortgage and balance. If you're a millionaire w $900k debt, a HELOC is a terrible way to invest into RE ….base on your post.
Going into deals your competitor just needs to bring $5k more and you’re toast. When you mentioned $45 equity and some kind of savings account..still not sure what that means in your entire financial health. I know someone who saves 90% of his income for 10 years , he is ready to invest in RE, no kids, not married, guaranteed increases in wages by 25% year over year.  Leaving out critical info kills the story. ……..He is 15 years old.

I didn't know the mall filed for backruptcy however the shopping mall model doesn't really work anywhere so I'm not too afraid of it closing. Just hope it will be replaced.

My multiplex is near there and it's a good area even without the mall being open when I visited Boardman in 2020.  There are good stripe malls on 244 going into Poland.  At least both east & west around Boardman is nice.  I have been seeing more shooting feeds hitting my box but I am not sure if it's up near Youngstown or in Boardman.

Have you seen anything west of Boardman?  Where else are you looking and what are you liking?

Yes. It's been fair.  I like the area very much but true performance is what needs to be measured and it's fair for the state of economy.  Do you have investments now, have you checked Sacremento, Fresno, Bakersfield?  Whatcha looking at?

Very possible in those areas. Probably even get them at a discount as the number of units go up per property. PMs sometimes don’t want to manage smaller properties since they like to operate on quantity.

Robert Arquilla: Multifamily is my vehicle of choice. I am looking to make the leap to 10+ units if possible but of my bread and butter is tri's and a 6-unit in Boardman. I have 3 and like to try to advance to bigger in hopes it may fast forward all the numbers.....with others to pool resources. I'm thinking there's a hop to the next type of investing that fewer competition lives making it easier to manuvere.

8** Ohio Avenue, Youngstown, OHPrice: $320,000,11 units. A whole saler has this under contract for sale , 3 lots from Youngstown University. This prop is up in the air because colleges are in an unknown space with much lower enrollment.

What's your plan for the next 5 years? Would these long term investments serve you well or shorter term Wall Street or REITs?

Have you look at Boardman which would have slight more appreciation and the highlight are excellent elementary and middle schools.  The 1 highschool is 6/10.  I have a PM & agent if you find something.

Robert:  super insightful review of that property. Didn’t know it would be that far into repairs and the having a challenging roof. Photos do look good but it’s too much work for this investor who is out of the area .  

The niche website makes it sounds like Warren could have deals but at the expense of other things. Guess it’s true for all RE
