If you guys can't find it I'll post a tutorial thread (PM me).

Hello fellow LA investors,

I am in search of new cities where there is a future for appreciation and green light for investment. Many cities who grow fast already have insane bidding wars and low returns so i decided to post a thread and ask you. Recently i ve been doing a research and found out that $43 billion in capital investment projects under construction in SW Louisiana and $74 billion in projects announced or pending for final approval.

What do you guys think of the future of the real estate market in Lake Charles ?

Do you guys expect huge jobs growth ?

Mega project like Sasol is under construction do you guys slowly feeling the momentum with the real estate ?

Thank you

I goto Louisiana every month I'll make a drive out and see what's going on.
If its strictly for rental purposes Idk man.....

Has anyone here completed one of the courthouse foreclosure auctions before?

If so how was your experience in dealing with the remaining mortgages and the over-all process to clear the title?

Also how did you deal with prior owners that were still living there?

Be careful kid.... buy a property where you intend to live and have an efficiency so you can live "rent" free.

What's nice is that you have cash can you can definitely use that to negotiate a much lower asking price.

Have any of you ever purchased a property that's clearly burdened with a single lien greater than 100k?

From my research you basically appear in front of a code enforcement hearing board and pray they accept to decrease the total lien amount or forgive it... however its entirely up to the board (atleast in Miami).

I've talked to my lawyer and he stated the same thing however I've been hearing alot of local investors talk about forgiveness from the enforcement boards.

Any recommendations for a local consultant who knows Miami code compliance extremely well?
Is it possible to get a hire a code compliance officer as a consultant?

It looks like the owners have gone to some trouble to not have people calling and mailing them.

How can I get his phone number? He doesn't exist on LinkedIn nor in Google searches....

They provide an address which is nearby so I suppose I can visit the building and just knock on the door (its a warehouse).
