I am in Vancouver and I am buying/ wholesaling 6-8 houses a month. Best advice I have is just get out in the trenches and find some houses. If you need help and want to run any deals by me you can as I have helped a few new guys in this area. Deals are abundant just gotta dig.

I love that you use the ghost signs to find buyers. Great way to start a relationship on a lie. Work on finding deals the buyers will come.

I have actually done quite a few closings and have been with sellers when they sign the docs on multiple occasions. My point was that if the seller had 8 more houses to sell then they probably have gone through the closing process before. I do agree with you if someone has never bought a house then they would be wise to know how the process works and review all HUD docs so they know what they are looking at.

Ryan do you think if they own 8 more properties that they need someone to "walk them through the docs"? Just wondering. I am only with the sellers when my escrow agent goes to their house to sign. This way they have someone they know when signing.

Great post @David Faulkner we are basically only doing short term flips with strong margins or quick wholesales. I am actually looking forward to a correction because I know we are going to be a lot better prepared than most as they don't learn!

@Michael Hunter My wife uses TLO to find people. It is pretty amazing software and scary all at the same time. Other than that you hit the nail on the head with the LLC and county information.

TLO is the best by far. However they have some strict guidelines to get setup but well worth it.
